WEBSTER TOWNSHIP ZONING BOARD OF APPEALS
SPECIAL MEETING AND PUBLIC HEARINGS
WEDNESDAY, AUGUST 13, 2025 at 7:00 P.M.
The Webster Township Zoning Board of Appeals will hold two Public Hearings at the Webster Township Hall, 5665 Webster Church Road, at 7:00 p.m. on Wednesday, August 13. 2025, to hear the following requests:
- PUBLIC HEARING
- 8125 CHAMBERLIN RD (C -03-18-300-026). The applicants and property owners, Edward and Sharon Laski, are seeking approval to expand an existing legal nonconforming single-family dwelling pursuant to Section 13.90.I. Expansion and Extension of Nonconforming Structures. The proposed expansion includes addition of a sunroom and a porch. The property is zoned AG and has a gross area of approximately 1.44 acres. (Application No. 25-ZBA-006).
- 9618 BASE LAKE ROAD (C-03-06-200-001) & 9618 BASE LAKE ROAD (C-03-06-200-002). The applicant, Jamie Schmunk, is seeking approval of three-dimensional variances to construct a new single-family home. The property at 9620 is currently owned by the Bogen Joan M Trust & Boudia Marilyn, and the property at 9618 is owned by the Walton Joanna Trust. Both properties are zoned R-1 and have a combined area of approximately 0.57 acres. (Application No. 25-ZBA-007).
- A dimensional variance from Section 9.22.D.vi. of the Township Zoning Ordinance for not meeting the minimum front yard setback of 35 feet from the northern property line.
- A dimensional variance from Section 16.20.F. of the Township Zoning Ordinance for not meeting the required 75-foot setback from all waterfronts.
- A dimensional variance from Section 16.20.E.4. of the Township Zoning Ordinance to allow driveway access within a protected vegetation strip.
- OLD BUSINESS
- 8491 HURON RIVER DRIVE (C-03-30-260-002): The property owner and the resident Jean Ratliff is seeking a dimensional variance request for not meeting the minimum front yard setback from a Primary Road (Sec.9.15.D.vii). The applicant is proposing to demolish the existing house and to build a new single-story single-family home at the subject property. The property is zoned R-1 and has a net area of about 0.46 acres (Application No. 25-ZBA-004).

Verbal comments may be heard at the hearing. All correspondence must be received no later than 3 PM on Tuesday, June 03, 2025. Those with disabilities must notify the Township Clerk at least seven (7) days before the meeting to allow time to arrange for any necessary accommodations to satisfy their disability and allow for meaningful attendance.
